Citizens of Ukraine ranked tenth among foreign buyers of real estate in Spain. In the first quarter of 2026, they accounted for 3.08% of all housing transactions concluded by foreigners.
In the first quarter, foreign citizens purchased 51,627 housing units in Spain, approximately 4% more than last year, the highest figure in the entire history of Spanish registrars’ statistics. The second quarter was the most active: foreigners concluded more than 26,800 transactions, and their share of all registered housing purchases reached a historical maximum of 15.98%. At the same time, foreign demand increased amid a decline in overall buyer activity, with the number of transactions decreasing by 5.7% to 167,934.
The largest group of foreign buyers in the first half of the year remained citizens of the United Kingdom, who purchased 3,567 properties. They were followed by citizens of the Netherlands – 3,489 purchases, which is 12% more than in the first half of 2025.
Official statistics for the second quarter show that the British accounted for 6.99% of all transactions by foreigners, and the Dutch – 6.94%. Germans came third with a share of 6.11%.
The number of purchases by citizens of Italy increased by 11%; in Poland, also by 11%; in France, by 3%; and in Ireland, by 6%. Demand from Belgium decreased by approximately 16%.
Meanwhile, Ukrainians ranked tenth among foreign buyers, securing 3.08% of all foreign real estate transactions. Ukrainian citizens accounted for approximately 765 purchases in three months.
In terms of the number of transactions, Ukrainians were behind the British, Dutch, Moroccans, Germans, Italians, French, Romanians, Poles and Belgians, but ahead of citizens of Sweden, Ireland, the USA, China and Russia.
For comparison: the Chinese accounted for 2.69% of foreign purchases, while Russians – only 1.44%. Thus, the share of Ukrainians was more than twice that of Russians.
The opposite trend is observed among Russian citizens. In the first half of the year, Russians purchased fewer than 1 thousand real estate objects, while the number of transactions decreased by more than 20% year-on-year.
In total, foreign nationals purchased around 99,400 properties in Spain over the past 12 months.
The rise in international demand is coming at the same time as property prices are rising sharply. The average house price has now reached a new all-time high of €2,487 per sq m, up 2.4% quarter-on-quarter and 9.2% year-on-year. The resale index has seen an even more significant annual increase of 16.7%.
